Application Process

We want your application process to go as smoothly and as quickly as possible. To best help you, we have provided all the necessary information you will need to complete your application below.

Required Information for Each Applicant


  • Driver's License or Government issued photo ID
  • Social Security or Tax ID number
  • Dependents names & date of births (anyone living in the household over the age of 18 must submit an application)
  • Vehicle Information
  • Pet information if applying for a property that allows pets (additional information below)
  • Residential history for the previous 3 years including landlord's phone number & email if you have been renting, or property information if you own your home
  • $60 application fee per applicant (non-refundable)


Income Documentation Options


  • Current employer information & 1 month's worth of  paystubs dated within previous 2 months (preferably in a PDF format)
  • Official signed offer letter if starting new verifiable employment in the area
  • If Self-Employed: Prior year filed Tax Returns and Profit & Loss report for the current year to date, as well as 3 months worth of business bank statements (preferably in a PDF format)
  • Additional income: please provide documents for social security benefits, veteran benefits, retirement or investment account statements, etc.
  • Child Support/Alimony payments: court ordered documentation is required
  • For Military applicants PCS'ing to the DC area, please provide a copy of your official military orders

What would cause my application to be denied?

  • Failure to provide all the required application documentation (see above)
  • Do not income qualify (3x one month's rent in gross income) or lack of verifiable employment
  • Poor Credit/Payment History
  • Felony criminal conviction within the last 7 years
  • Violent, aggressive or drug related convictions that are within the last 3 years
  • Convicted sex offender
  • Too many occupants for the space
  • Unpaid balances to previous landlords/property management companies
  • Bankruptcy that has not been discharged within the past year
  • An unlawful detainer suit or residential eviction within the last 3 years

Hatch Property Management and Sales, LLC strictly adheres to all federal, state and jurisdictional level fair housing laws.


PETS


  • Pets are approved on a case by case basis per the decision of the homeowner.
  • There are weight limits and breed restrictions for certain properties.
  • No aggressive breeds will be allowed.
  • Breeding of animals in a rental home will result in an automatic lease violation.
  • All pets, service and support animals must be screened by a 3rd party company. The screening fee is $30 per pet. This fee is waived for verified service and support animals.
  • All vaccination records must be up to date and documentation provided.
  • Photos of the pet(s) will be required for the screening.
  • A refundable pet deposit will be required for all pets, this fee is waived for service and support animals.
  • Renters insurance policies must include liability insurance coverage for your pet(s), including service and support animals.

Approval Process


  • Application processing can take anywhere from 24 - 72 business hours.
  • We process applications on a first-come, first-completed basis and will continue to process up until the owner makes a selection. Any applications that we do not get to due to the owner accepting an application first, will be refunded.
  • After an application has been screened, an evaluation summary will be provided to the owner for review with an answer to the applicant typically within 24 business hours.
  • Upon application approval, the leasing department will begin writing the lease and will send it to the owner first for their review/signatures. This process can take anywhere from 24-72 hours as some of our owners live overseas. After the owner has signed, we then send the lease to the approved tenants for their review/signatures. We ask that tenants sign the lease within 24-48 hours from receiving it.
  • Security deposits are due within 24 hours of lease signing or an applicant may be denied move-in and property could go back on the market.



Move-in Process

  • After the lease is signed, the move-in process takes a minimum of 5 business days, excluding holidays.
  • Before handing over the keys to the property, you must set up utilities in your name and provide the account numbers to our office.
  • Renter's Insurance is required and must be provided prior to moving in.
  • After you have taken possession of the property, you will have 5 days to complete a move-in inspection.
